🏠 Rules & 📜 Guidelines ✔️ for a Great Stay: We understand that rules can feel restrictive, but they’re in place to ensure everyone’s comfort and enjoyment. Thank you for your understanding and cooperation. REQUIRED READING, SCROLL TO THE BOTTOM AND SEE POOL & VACATION HOME LIABILITY WAIVER SECTION. BY BOOKING THIS PROPERTY YOU ARE STATING THAT YOU HAVE SEEN AND UNDERSTOOD THE FULL LIST OF ADDITIONAL RULES - INCLUDING THE LIABILITY WAIVER SECTION. Quiet Hours & Noise Monitoring • No Loud Parties: Airbnb prohibits disruptive parties, and we strictly enforce this rule. •••Backyard Quiet Hours••• Weekdays/Weekends: • Outside Music 🔊 off ❌ by 9:30 PM - Quiet Hours: Backyard quiet time starts at 9:30 PM, with no music or loud group activities outside between 9:30–Midnight. AFTER (no later than) 12am(midnight), the backyard is completely closed until morning (6am), to ALL guests. • Noise levels must remain respectful to our neighbors. • After quiet hours if we get a noise complaint or notification from our noise monitoring system, we will have to require the group to move inside and cut off time for backyard will be 9:30pm for rest of the stay. City Ordinance: No intrusive noise after 9:00 PM, so please be respectful. •••Inside the Home••• • After Midnight, noise 🔊 levels inside the home must remain low enough to avoid disturbing neighbors. Enjoy yourselves, but keep music volume reasonable and respect quiet hours. • Our main concern is maintaining quiet in the backyard to respect our neighbors. •••Monitoring••• • A noise 🔊 monitoring system is installed in the backyard and inside the kitchen to monitor decibel levels only (no recordings). • A camera on the back patio monitors for guest access after 12am(midnight) for sending us notifications. Camera itself is activate/On from 9:30 PM - 6 AM the next day. • Do Not Tamper with Noise Devices or cover cameras. Please do not unplug or disable. It ensures compliance with our rules and Airbnb policies. Noise Complaints & Policy Enforcement •Repeated or unresolved complaints may result in immediate termination of your booking without refund. Loud, disruptive parties will also result in: • Immediate termination ❌ of your stay. • Potential additional cleaning or damage fees. • Reporting to Airbnb as per their No Party Policy. •Miscellaneous House Rules• •••Guest Count••• • Accurately list all guests in your booking. If your party size changes, let us know so we can adjust your reservation. • Extra guests above 8 incur a fee of $35 per person per night. •••Smoking/Vaping••• • Allowed outdoors only. Please dispose of cigarette butts to avoid an additional cleaning fee. •••Pool & Maintenance••• • Do not remove chlorine floaters from the pool, even while swimming. This ensures the pool remains clean and ready for future guests. • Pool heating requests require 24-hour advance notice. (OFF completely during summer months) • Standard heating (about 80-82°F) incurs a $150 fee. • Deluxe heating (up to 86°F in winter, up to 88-90°F in Spring & Fall) incurs a $225 fee. (These rates are based on up to a 4 day stay. For longer stays - each additional day over 4 days is an additional $35 a day - will confirm during booking process) ***Pool is not heated UNLESS Guests request & pay heating fee. Guests are not allowed to adjust the heater settings themselves, we have a Camera looking down on heater to confirm there is no unauthorized use.*** ***If Guests adjust heater without paying the fee, the charge will be an automatic $250 heating fee*** •••Wi-Fi Router••• • Please do not unplug or tamper with the Wi-Fi router. •••Property Access & Emergency Protocols••• Business Hours (9 AM - 7 PM CST): • If urgent property maintenance is required, we will attempt to contact you via call, text, or Airbnb messenger. If there’s no response, maintenance staff may visit the property, announce themselves, and address the issue. After Hours: • Maintenance or property management will not enter the property outside business hours unless in the event of an emergency or at your request. Thank you for helping us ensure a peaceful and enjoyable experience for all. We appreciate your understanding and cooperation! 😊 ****POOL & VACATION HOME LIABILITY WAIVER**** PLEASE READ CAREFULLY. ONCE YOU BOOK THIS PROPERTY YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE. When booking at the Lone Star Lux you understand and are agreeing to the following: I wish to swim at the pool facilities during the length of stay at your vacation home. By swimming in the vacation home pool, I recognize and fully understand certain things, including: • At no time is there a lifeguard on duty, I (the renter) am responsible for the safe operation of the pool and are responsible for all persons using the pool during your stay. • My use of the pool facilities during my stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the pool equipment; 2. The risk of injuries resulting from tripping or falling over obstacles in the pool area; 3. The risk of injuries resulting from unsupervised divers and swimmers colliding; 4. The risk of other injuries resulting from participating in any action in the pool. • I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner, Derek J. Friedrichsmeyer with Prodigy Investment Group LLC (PIG), allowing me to utilize the house, property, and pool during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below: TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner and PIG, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releases'”) relating to my use of the vacation home property, pool and pool area; TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releases' vaction home property, pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the vacation home property, pool or pool area That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property; That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I am aware that by booking this property we are agreeing to all of the above.
