Overnight & Non-Overnight Guest INFO: • Reservations must be accurate. The number of guests listed must be the number of guests actually staying at the property. Max over night guests is 15 total. Non overnight guests are fine within reason. If it's an event just let us know ahead of time so we can make note of it and confirm on our end to avoid miscommunications with guest count. We have cameras on the front door and back side of house so let us know if you need to adjust the headcount before or during your stay, please let us know. • Again, Yes - Events are allowed but we also must be notified when your booking the kind of event that is going to take place and just the rough number of guests expected. • Although we DO allow Small Pets at the property, they must be listed on booking along with accurate number of pets. ***If you have questions, or are wanting to bring more than 2 pets, guests must get our prior approval*** • Guests are not to block or cover the cameras outside the property or the front door camera. MISC. RULES/ DO'S & DON'T'S: • PLEASE, NO PETS Allowed on the Living Room Couch. • Guests can tie their boat up to the front of the boat dock. The Boat LIFT is now working, just confirm the boat weight with us first if possible. • Guests must return ALL items that are included with the stay, like Kayaks, life jackets, fishing poles & tackle, back yard games, ice chest & beach chairs, etc.. • Please put away back yard games in shed when not in use. • Please hang life jackets on the racks in the washing room to dry after use right away. • Please no sitting on couch in living room in Wet clothing or Bathing suits. • NO Smoking on property at all. • Please Do NOT Unplug the router or WIFI without our permission, if Internet needs to be reset for some reason. We need this in order to continue to manage the house and set access codes for our guests stay. • Please pick up your beer cans and trash and put in the trash bin’s outside garage. If full, put trash bags on ground next to the bins. • If in the extremely rare case, that the property is left in complete disarray, in need of repairs, and requires extra cleaning, guests can be charged an additional $150 for the cleaning and extra fees for any damage to property would be the guests responsibility. NOISE COMPLAINTS &/OR DISTURBANCES: • No Loud, Disruptive, or Out of Control parties are allowed. This is against Airbnb's No Party House policy and we are required to enforce this to be courteous of the neighbors. • Repetitive or ignored complaints can also result in the immediate termination of your booking. (We try to be understanding and realistic of noise expectations for our guests & want you to enjoy your time but will enforce this for guests who are not respectful of the neighbors or our house rules) • If we are alerted or made aware, that a guest is throwing a loud disruptive party at the home, we will terminate your booking immediately without Refund & this can also result in extra fee's for any additional cleaning or damage caused to the property. [ Loud and out of control Parties are against Airbnb's current no party home policy ] PROPERTY ACCESS & SAFETY: • We want to always put our guests privacy and safety first. However, during normal "business hours" (9am-7pm CST, 7 day's a week) If there is a safety issue or urgent issue with the property, our maintenance staff, will need access to the property. We will attempt to contact you through Call, Text, and Airbnb messenger before having maintenance go to the property. If guests don't respond, maintenance will attempt to contact guests by ringing the doorbell & knocking multiple times. If guests still don't respond they will announce themselves while entering property as "Maintenance" before addressing the safety issue or urgent property maintenance matter. This is ONLY Done in extremely important cases at our direct request to maintenance. ***IF AFTER NORMAL BUSINESS HOURS (Before 9am OR after 7pm CST), unless in the event of a 911 type emergency, Maintenance & property management will NEVER access the property during a guests stay unless at the request of a guest.*** ****POOL & VACATION HOME LIABILITY WAIVER**** PLEASE READ CAREFULLY. ONCE YOU BOOK THIS PROPERTY YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE. When booking at "The Ancker Boathouse", you understand and are agreeing to the following: I wish to swim in the Bayou during the length of stay at your vacation home. By swimming in the Bayou off the property, I recognize and fully understand certain things, including: • At no time is there a lifeguard on duty, I (the renter) am responsible for the safe operation of the dock, boat lift, Bayou Waters, and are responsible for all persons using the Dock, boat lift, and surrounding waters during your stay. • My use of the home dock facilities during my stay involves certain risks, including but not limited to: 1. The risk of injury resulting from possible malfunction of the dock & boat lift equipment; 2. The risk of injuries resulting from tripping or falling over obstacles in the dock & boat lift area; 3. The risk of injuries resulting from unsupervised divers and swimmers; 4. The risk of other injuries resulting from participating in any action near the dock, boat lift, and Bayou waters. • I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Property Owner, & agent Derek J. Friedrichsmeyer with Prodigy Investment Group LLC (PIG), allowing me to utilize the house, property, dock, boat lift, and Bayou waters during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below: TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the property Owner, PIG, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releases'”) relating to my use of the vacation home property, Boat dock & lift and Bayou water area; TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releases' vaction home property, pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES; TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the vacation home property, pool or pool area That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property; That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate. I am aware that by booking this property we are agreeing to all of the above.
